If you own commercial property that has a large asphalt parking lot, then it's important for you to understand the steps you can take to extend its useful life. Asphalt parking lots that are regularly maintained will last many more years than those that are installed and then ignored.

Since you care about how your commercial parking lot looks and want it to last for at least a couple of decades, make sure you do each of the following:

Keep the Parking Lot's Surface Clean

There are many things that can damage the surface of your parking lot, including:

  • dirt

  • rocks

  • leaves

  • trash

  • grease

  • oil

  • water

To remove surface contamination such as rocks and trash, you should have the surface cleaned every few weeks with a street sweeper. To remove grease and oil that the sweeper isn't able to remove, you should treat the stained areas with an asphalt degreaser. Inspect Your Parking Lot Every Month and Fix Any Small Problems You Find

Since small asphalt cracks turn into large cracks and small potholes quickly expand into large potholes, you need to walk around the entire surface of your parking lot each month and inspect it for damage. If you find any damaged areas, then you need to immediately fix them or they will continue to get worse. Asphalt cracks can be filled in with a crack filling compound you can purchase at the hardware store. Potholes can be professionally repaired by an asphalt contractor or filled using material sold at the hardware store.

Have Your Parking Lot's Asphalt Seal Coated

Starting the year after your commercial parking lot is installed, you can have it seal coated. Seal coating adds a durable layer of protection on the top of your asphalt to help prevent degradation from the sun, rain, and contaminants that sit on its surface. Your parking lot should be re-coated every couple of years for the most protection.

Have Your Parking Lot Restriped

Finally, one of the best things you can do for your commercial parking lot's asphalt is to have it restriped every few years. Moving around your parking spaces and driving lanes will reduce the wear from your customer's repetitive driving patterns and greatly improves the lifespan of a parking lot over time.
